It seems to be that time of year when the cons come out. If you have your home listed, do not let people look at it without having the REALTOR there. People need to make appointments to see your home and they need to be with a REALTOR.
If the economy has left you with no choice but to be on the market as a For Sale By Owner, then please use caution. NEVER show your home alone to a stranger. Ask for identification. Follow your instincts-if it does not feel right, get out of it NOW. Make sure you know what you are signing BEFORE you sign. State law requires you provide a sellers disclosure and federal law requires you to supply a lead base paint disclosure. Also make sure that you are honest with any information that you supply to the buyer’s lender and DO NOT get involved in any form of mortgage fraud. Again, Make sure you know what you are signing.
The new tax assessments are out. You have a very small window in which to protest these taxes. The dates, times and location should be stated on your notice of assessments. If you do not use this time allotted you will not be able to go any further. Protest can be in writing.

Don’t be scammed. There is a new scam where hackers get into different emails and find buyers that are ready to close and fake emails to the buyer appearing to be coming from the lender or a title company instructing the buyer to wire their closing funds to a specified account. They even make an attach a closing statement. Please check with your lender or your REALTOR before you ever wire funds to anyone.
